Identifying the funding gap

Bridge financing addresses a temporary need between a current transaction and a later source of funds. Describe the gap, anticipated duration, and event that will repay the balance. A short maturity makes those details central to planning. The financing should support a defined transition with evidence behind the proposed repayment strategy.

Documenting the exit

The exit could depend on a sale, longer-term financing, or another documented source of capital. Include underwriting, inspections, title review, and closing in the schedule. Verify the assumptions behind replacement financing before relying on it. An expected sale date or refinance is a forecast rather than an unconditional commitment.

Maintaining liquidity

A property may produce limited income during the transition. Budget for payments, taxes, insurance, utilities, maintenance, and possible delays. Compare those costs with available reserves. Access to acquisition financing does not establish that the borrower can comfortably carry the property through a substantially longer holding period.

Understanding maturity and extensions

Read the maturity date, payoff requirements, extension eligibility, and associated charges. A modest monthly payment can coexist with a substantial balance due at maturity. Ask how extension requests are assessed and what documentation is needed. Avoid treating an optional extension as a guaranteed part of the financing plan.

Comparing total costs

Review origination charges, interest calculations, valuation expenses, legal costs, minimum interest provisions, and payoff charges. Upfront expenses can make a short holding period relatively costly. Compare the planned exit with a delayed scenario so that the effect of time on total borrowing cost is visible.
